Tallahassee may be Florida's capital, but it's better known as one of the state's biggest college towns. It claims two of the Sunshine State's most well-known universities: Florida State and Florida A&M.
The huge university presence has helped keep the housing market stable. Many grads stay in the area, and the yearly influx of students offers real estate investors a steady stream of renters. There are also plenty of well paid government and university jobs to attract buyers.
For those who relocate, it's not a bad place to land: The city offers nice parks and oak-lined streets. Winters are also cooler and the landscape hillier than in other parts of Florida.
